Tenants

Selecting the right agent is key in locating your new home. We understand your requirements and endeavour to find your ideal property. Once registered we can send to you property details that fit your criteria before they are fully marketed online; we have an extensive portfolio covering our three offices in Oxted, Lingfield and Reigate and their surrounding areas.

Placing an offer and references:

Once we have found you your new home and an offer is agreed and accepted by the Landlord we will initiate the referencing procedure with the external referencing agency we use, this includes financial checks- including a credit check, employment reference and Landlord’s reference. A holding deposit of £400.00 is payable before we start checks but this is deducted from the initial tenancy monies before your move in, you will be supplied with a statement breaking down all costs before the holding deposit is taken. Once references are accepted and successfully completed we will draw up agreements for you and the Landlord to review.

Costs before your move in

Rent for the first month

Tenancy deposit- this is the equivalent of six week’s rental.

Agency and reference fees

Check in fee may be applicable. The check out will be paid by the Landlord.

Moving in

After successful references are returned and all documents and payments are completed a check in will be conducted or keys made available for collection on the tenancy start date. It is important to notify all utility suppliers of your move in with meter readings (where applicable). If a check in is conducted the report will be sent to you as soon as it is available where any comments should be raised immediately.

Property Management

We have our own in house property management department based within the Oxted office. You can be assured as a tenant you will be dealing with our helpful, experienced staff and without the frustration of being passed to another office to assist you. This ensures you are dealing with the same people who are familiar with you and your home. If the Landlord manages the property you will be given the relevant contact information for them for any maintenance issues during the tenancy.

Deposits

All deposits secured by Robert Leech Estate Agents Limited and are deposited with the DPS (Deposit Protection Service) a government backed custodial scheme. Where we register the deposits with the DPS, the prescribed information is sent to the tenant. Further information can be found online at www.depositprotection.com
