  • If possible, remove any furnishings that could be damaged and try to contain the water

  • Call your landlord or ourselves on the out of hours office phoneline if we manage your property

Blocked sink, basin, bath etc.NoLandlord or Robert LeechBlockages are usually caused by the tenant. Please contact a local plumber and seek advise. Do not allow water to overflow as this could cause damage.
Blocked toiletYes- if there is only one toilet in the propertyLandlord or Robert LeechIf there is more than one toilet in the property and the toilet is not overflowing this is not an emergency. Blockages are usually caused by the tenant.
  • If either the landlord or ourselves are required to call out a contractor this will become payable by the tenant unless a fault is proven to have caused the blockage.

  • Contact the police if a crime has been committed.

  • If a crime has been committed you will need to provide either the landlord or ourselves with a crime reference number in order for a contractor to be called out under buildings insurance.

  • If you have locked yourself out of the property the change of locks will be payable by you

  • If you have caused the window to be broken or damaged any callout and required works will be payable by you

  • Call either your landlord or ourselves on the next working day.
